Yes, £23M is a pretty good deal in the current climate. The £81M valuation was of course carried out pre-Covid, before the fuel crisis and before a full-scale war broke out in Ukraine, and also when the stadium was owned by a football club in the Championship with a turnover of £30M and potential for adding facilities that might increase commercial revenues. The circumstances are much different now, and the chances of anyone paying that valuation are negligible. The stadium owner, whilst having some leverage in any deal, can only set a price that he believes someone will be willing to pay and he needs it to be sold to clear his obligations to his lender- it's a distressed sale, even though the owner has a degree of power over the most likely/fitting purchasers.

Agree with all that but my point is its still of value which at say a realistic £23m means the club as a going concern even in league 3 must be worth at least £35m.

  2. Where does the valuation of £80m for the stadium come in all this? Plenty on here, including me, defended the valuation as it was carried out by international professional valuers. That being the case isn't someone who pays £23m for it getting a good deal? Infact if you factor the £80m valuation of the stadium plus the potential and good will in owning DCFC I would say you could argue a value of £100m.

    Have I missed something?

But they did, though.  They told us so!  Words to the effect that the stadium would not be an issue, so how can it be??  Shambles!

They said they had an agreement with Morris that the stadium wouldn't be an obstacle. It seems they left out the bit about the price had to be Morris choice and his alone though.

For Logistic reasons Stoke would be the easiest ground share. However it's all irrelevant. Enjoy making history attending the last game.

For those saying I'm hoping for liquidation you couldn't be more wrong. Going to the match is my only escape from such a mundane life.

Last I heard on here the council are working hard to purchase the stadium. Why do you expect liquidation?

I'm asking why CK is putting on his condition. Just trying to understand what's what.

I'd really like Morris long gone. I don't want to be blinded by my dislike of him however.

Because, I assume, he wants to deal with a dispassionate stable organisation rather than a tainted local businessman who has a bad reputation. Far more stability going forward. Isn't that obvious?

I will be happy if we just sort our poo out in L1.

There are some happy clappers on here who think we will go straight back up - that would be great obviously - but rather than desperately lunge at it it needs to be done in a sustainable fashion.

Create a model that can then be expanded for an eventual return to the Promised Land.

Not sure Ive seen anyone say we will go straight back up but I assume you are right?

Or Danny Mills, they lied to him too. What a promise from Middlesbrough worth?

I know it's not the point being made in this thread but what an arrogant money grabbing no mark Mills is. No wonder football is broken.

We all laughed, sniggered and thought we had been dealt the perfect hand when Reading FC appointed Paul Ince, but wow, what a job he has done there.  They have pulled some incredible results out of the bag, instilled some fight, which showed against Swansea yesterday.  To think he is only interim as well.

You are very pro Reading FC looking at your posting history. Just an observation.

    Excellent Questions!!!!

Quite a few people have been suggesting that the Council can turn a profit on renting to us for £1M or £2M per season!  Fantasy Island.

A fair rent might actually be over £5M per season if the Council is not going to be increasing our council tax further.

The cost of running a football stadium for 12 months (the Boro costs from a few years ago):

    • Business Rates = £1.2M
    • Utility Bills (Gas, Water, Electricity) = £760K
    • Fire, Theft, Liability Insurance = £380K
    • Police Costs = £300K
    • Other Security, Surveillance, CCTV = £300K
    • Medical Presence (Paramedics etc.) = £400K
    • VAT = £1.4M
    • Ticket Office, Hospitality & Kiosks = £2.5M plus £300K N.I.
    • Stewards & PT Staff = £400K
    • Ground Maintenance = £400K
    • Stadium Cleaning = £345K
    • Cleaning Equipment & Sundries = £250K

Who's going to pay these costs? Mel, the council?  The income from tickets, matchdays and sponsorship will soon get swallowed up.  We need the new owner to buy PPS as well as the club.

Those costs seem astronomical to me for 23 games plus a couple of cup ties.
