Wait....

They didn't re-inspect the stadium? They went off a guy's inspection report from "a number of years ago"?!

Yes, suspect the EFL will be asking Mr Messenger for a refund! Learned a lot about valuations from a 20 mins read, Very enlightening.  

Panel speak for “this bloke was a complete Bamford” is “we preferred the evidence of ...”

The amortisation stuff though.... nah! Even I have a boredom threshold!

The bloke tried to insinuate that our ground should be seen in the same light as Morecambe's:

I am absolutely and utterly disgusted. I don't even have the words. The EFL is a complete poo show and the clown they hired is even worse. Jesus.

Are you surprised? 

Everything about the case has been amateurish. 

The real question should be why were we placed under a soft embargo. Hampering our ability to get investors, make signings and plan for the future. 

Innocent until proven guilty, surely?

He also, seemingly, openly lied about his own previous activities to try and grant weight to his evidence - tut, tut, EFL.

On 9 July 2019 MFC’s solicitors wrote to the EFL asserting that the sale of Pride Park had not been at Fair Market Value, and that ‘a sale price of £22,794,520 (i.e. £58,305,480 below the sale price paid)’ was ‘more realistic’

Further on, he tried to value based on cost per seat x average attendance not capacity!

Suggesting that Derby would build a new stadium to hold average capacity exactly, as thats what we needed!

It’s going to be lovely that your angelic club will be quick to pay up their share of the legal fees, after all, your wonderful club will always do the right thing no matter what.

Thanks for wishing injuries on all our best players, that’s a completely fair reaction to the ruling of an independent panel.

My grandad was a big Bristol City fan as he’s from near Bristol. Always had more of a soft spot for Rovers myself though.

I’m keeping everything crossed that I get a special mention on Two Teams in Bristol .co.uk ?

Considering his stadium is a copy of ours, with the only difference being that it's on a desolate dockland site in a town where you would only live if you couldn't escape it.....

Means, by my calculations, using his formula, theirs is worth £2.53

I don't know if its been posted yet, but as im sure everyones been focused on the elements of the report regarding Mr Messenger, I thought I'd throw out how the 81.1m figure was reached

(Essentially, as many suspected, its the infrastructure and potential for business the upgrades done to it provide that bumped it up)
