Interesting @RoyMac5 that you mention South Derbyshire as I never really considered it, bit blindsided by Derby and suburbs.

That's the old mining area which is now part of a new forest, that correct?,

So, Swadlincote, good, bad or meh?

Seems reasonable enough to me and some affordable property like this

Though I am curious as to why this,

Is so cheap, is this area prone to flooding does anyone know?

When we come up for the Brentford game we're going to detour off the M1 over Coalville, Ashby way towards Burton, up to Mickleover and round to Spondon to have a nosey.

Not sure on flooding but it looks tired and will need a fair bit of TLC before you could move in.

EPC rating is something that you will also need to take into consideration, the second one is average and the potential isn't much greater than what it already is. The top one on the is also average at the moment but has the potential to be very good, but would have to probably have to have a bit money spent on it to get there. It is always a good idea to ask to see the full EPC report.

With areas generally most areas have good and bad areas, and even in some of the bad areas you find pockets of nice areas, and vice versa. It also depends on your neighbours, mine are really nice, get on great with them, speak to few houses either side just to say hi and got no problems, my gran lives on the street behind me (our gardens join) and one her neighbours had given her a horrid time.

Ah you've got me now Colonel! I don't really know the area bar the fact that it's not a grim mining area any more. I guess it depends on what you're looking for and how much you spend - it could be that a nice village house is affordable in S. Derbys but not up in the Peak?

Driving around and seeing what areas feel like is as good a way to suss stuff out as any.

Well, we went for a drive yesterday to look at a house in Swadlincote and another up the road in Stanton.

I'll be honest and hope not to offend anyone but the whole area was seriously depressing, just didn't feel right and couldn't wait to get out.

Drove through Burton but didn't stop, seemed OK.

Up the A38 for a nosey round Mickleover, liked that.

Back up next weekend for a couple of viewings and the footie.

Will take a look round Spondon/Borrowash while we're there then try to narrow things down a bit.

On a side note, that new hospital of yours, Royal Derby? It's effing mahoosive! Never seen in that big before!!

Royal Derby Hospital is brilliant - despite the government's attempts to sabotage the NHS. The staff there manage to maintain an impressive balance between warm friendliness and professional competence. It is. of course, helpful that the whole place is still pretty new and state of the art, but Derby can be very proud of its hospital - although parking during visiting hours is a nightmare,

I can vouch for Mickleover. When I moved south I stayed there for 3 years and really enjoyed it. Good bus service into town and A50, A38 on the doorstep.

The centre was nice, a choice of decent pubs plus a tesco. Also on the right side of town for heading upto Ashbourne and the countryside up there.

There are so many lovely bits of Derbyshire there's no need to choose anywhere grim. Keep away from Derby, it's suburbs, and the east side of the county, and you'll be fine.

And one of the best in the country.  They closed the DRI, well srunk it to a community size hospital, and took all deciplines (virtually) under one roof.  It specialises in Rheumatology, has world class Hand, Head, Neck and Spinal clinics, whilst also having some other departments of note.  Also part of Nottingham Universities Medial School.

Anyone have any views on whether this road, or part of Borrowash is decent?

Big looking estate, but the houses and gardens look well spaced and reasonable sized. Lived on Elm Street in centre of Borrowash ages and ages ago - didn't even know those houses existed! ?

Right, slight change of plan which is really going back to the original plan when me and the missus first discussed it.

Today, she is handing in her notice and leaving at the end of November.

We are going to rent a 2 bed place for 6 months in Derby and in that time she'll attempt to get a job and a feel for the area. We're paying £300 a month for a storage unit so makes sense to put it all in the 2nd bedroom/garage and save the cash.

I will go up at weekends until I get made redundant which will be either January or February then move up permanently and try to get myself a job.

Hopefully by the time i move up we'll have at least one income and a better feel for the area then look to buy in the spring.

Still looking at Mickleover i think but places like Belper now not out of the question.

Good idea about renting for 6 months, because where you end up working could determine where you end up living. What sort of work you guys after? Key Personnel and Premier Recruitement are pretty good, if you are looking to have help from an agency.

Cheers for the advice.

The wife has been Head receptionist at a doctors surgery for about 15 years, so i guess something similar but she's flexible.

For me, I'm not bothered at all as long as i can get a job at my age (51)

20 years in this job, IT support, but I've been a milkman, ran a line in a polystyrene factory, delivered chinese, bit of customer services and trainee manager in a toy shop in Bognor back in the day.

I'm very flexible, don't take sickies and good with people.

Dunno, hospital porter?

Any offers?? ?

Surely there are plenty of jobs in IT?
