Moving to Derby - Advice need please.

That's actually quite very useful, thank you.

It would be nice to be able to walk to some local shops and we don't really go to the pub, though I did have a really friendly local when I was younger.

We're not great at socialising but would make the effort to do so I guess now we're older.

Is Derby considered to be 'up north' ? ?

One of the main things that has kept me in the area since moving here in the 80's is the friendliness of people. I'm from Bedfordshire originally, and it just isn't the same dahn sarf... well, London orbit, anyway. 

Smaller places are better, in my experience. Have you considered a village or somewhere like Matlock or Wirksworth?

Mackworth has 3 pubs, plenty of shops on Prince Charles Ave and another row on Humbleton. 3 chippys, 1 is Chinese/chippy. 2 curry/kebab shops, a fishing tackle shop, 2 bookies and most importantly, a Birds bakery shop.

What is your budget? If you are looking for low cost:

Chad, now they have zoned it correctly and anything past the fire station is actually Derwent, has some great bargains as it has carried the Beaufort Street stigma throughout the decades that the Derwent estate was built.  Look at the area between Nottingham Road and A52.

Spondon, away from the village centre, and out towards Stoney Lane and Sandringham Road.

Cheaper areas, Alavaston and Allenton.  They are fine if you find something in the middle of them, away from the shopping areas.

Normanton and Sinfin I would not choose to live.

We do like to ride our bikes together though, hybrids, casual stuff, no lycra.

You might not need the schools, but it will have an effect on the price of the houses you look at (tens of thousands premium on one inside catchment area for a good school as opposed to a similar house outside).....

well, i reckon around 180k but as a cash buyer i could probably knock some higher value ones down a bit you think?

Depends how long they've been on the market, but houses in the areas mentioned don't seem to stay on the market for long unless there's a problem with them.

I agree with this. Stenson Fields out towards Leics or Staffs.

you have a massive Asda within a mile, and a precinct with Birds, Bookies, Chippy, Chemist, 2 salons, Subway, Doctor and Dentist. There's also the row near Stenson Fields pub. I think you just didn't bother looking!

Yes, not horrible as in down market, horrible as in soulless, concrete and dystopian. 

I enjoyed living on Arthur Street and couldn't get out of Stenson fast enough.

Cash is king when property is involved as it removes the uncertainty regarding mortgage, and aids to your power to negotiate as you have the cash in the bank.  £180 k is a decent wedge.
