So am after buying a commercial property in the Leicestershire area priced at £220,000 and I got in touch with mortgage lenders and stated my position.

I have over £40,000 to use as a deposit which represents 20%.

All the lenders are telling me the same thing. You must have at least 30% of the value of the property before they will consider your application.

What the heck is happening with the property market back there in the UK! How can anybody get on that housing ladder? It's ridiculous.

As far as the housing ladder goes, a lot of people have to rely on having a rich ma & pa to help with the deposit - and a lot of them are choosing to release the equity in their homes to help out, that way they can still help but don't have to find a big wedge of cash.

I can see a new trend of our kids not leaving home til they are about 30 'http://www.dcfcfans.co.uk/public/style_emoticons/<#EMO_DIR#>/sad' class='bbc_emoticon' alt=':(' /> as they simply can't afford to buy and renting (in this neck of the woods) is sometimes even more expensive as mortgage repayments.

I'm only talking about down here Franco, I don't know what prices are like back in Derby, around here you're looking at around 300,000 quid for a modest 3 bedroom semi detached.

Commercial mortgages are subject to different lending criteria than domestic to be fair.

The banks won't lend to small business's even though the govenment have told them too and released money for them to do so.

And it's the banks that got us in this mess in the first place.

Commercial mortgages or your your box standard mortgages. The banks are only doing 30% mortgages at the minute and I've been told that as I've been out of the country for a period of time then my mortgage would require closer to a 50% deposit.

You're certainly right about the banks. It is their fault for throwing money at lenders 20 years ago giving away 125% mortgages and now it's the buyers that are having to suffer for their mistakes and incompetence.

It's a really bad situation as it has a huge knock on effect for the whole economy in particular the construction industry.

For someone to have 40k available to throw at a bank and to be denied a mortgage just shows how ridiculous it all is.

The government are that scared or beholden to the big property developers and landlords that they have allowed those sharks to stop building cheap housing.

There was/is many problems with council housing but it kept prices down cos people had a choice. Young couples nowadays have no choice......big deposit for a mortgage or high private rent.
